2006 - 2008I was the President and CoFounder . I was responsible for building the Company from the ground up. I was given a Brokers license and an Office. The Broker of record was a Real Estate Attorney who ran his Law Practice and I created and ran the Mortgage Company. I was furnished with credentials needed to obtain the appropriate Credit Agency and Wholesales Lenders . From that Point I proceeded to gain approval with 12 plus lenders and began to Originate and Recruit Prospective Loan Officers and Support Staff. I was Originating by way of Realtors, Direct Marketing Via Mailer/ Cold Calling and Networking through Various Groups, IE, HBA. I had 3 Telemarketers who I trained and worked with. With in 12 months of start date I had two teams , myself leading one. We made calls in the evenings and I processed and submitted files during the day. Going into our third year of business in 2008 we lost 98% of our lender base due to the Economic Collapse. We could not originate FHA loans and my solution to the problem was to convert to a Net Branch Operation thus regaining our lender base and being able to do FHA at the same time. I brought this solution to the Broker of Record and he did not want to convert to a net branch due to the fact that we could lose our Brand. Hence the end of Smart Mortgage as we new it. I saw no need to go forward. ,

April 1996 - March 1998This was my first Company to work at as a Loan Officer and I would not have chosen anywhere else in hindsite. It was there I learned the uncompromisable importance of packaging loans meticulously before they are looked at by an underwriter. Carmel Mortgage had a Unique structure in that as a Brokerage,they had an In House Underwiter on staff that would underite every file according to what lender it was being sent to. Thats a common practice for a Mortgage Banker but unheard of for a Brokerage. This has stuck with me through out and thats why my approvals typically come back with 0 conditions.
